What a Real Safety Inspection Covers

An electrical safety inspection is one of the smartest things you can do for your property. Codes change. Equipment ages. And the older your home or business is, the more likely something behind your walls doesn't meet today's standards, even if it's never caused a problem yet. Kudos to you for taking this seriously. All Electric is Colorado-licensed (#ME.0600978) and fully insured, and we back every inspection with a 1-year warranty on any labor we perform. Call (720) 951-4619 to schedule yours.

Our inspection process covers your panel, wiring, outlets, grounding, GFCI protection, and visible code compliance from top to bottom. What we find, we explain in plain language, no alarm tactics, no inflated repair lists. If something needs attention, we'll tell you exactly what it is and what your options are. Any code violation repairs can be handled the same visit or scheduled right after, so you're not left with a report and no follow-through. Every job is different, contact All Electric for an accurate estimate on any repair work identified during your inspection.

What We Check During Every Inspection

A thorough inspection is more than a visual once-over. Here's what our licensed electricians actually examine.

  1. 01

    Electrical Panel and Breaker Condition

We open the panel and check for overloaded circuits, double-tapped breakers, signs of heat damage, and whether your panel capacity matches your current load. Outdated panels, Federal Pacific, Zinsco, and older fuse boxes, get flagged immediately.

  2. 02

    Wiring Type and Visible Condition

Aluminum wiring, knob-and-tube, and deteriorated insulation are all fire and shock hazards that older properties still carry. We identify what you have and whether it needs to be updated to current code.

  3. 03

    GFCI and AFCI Protection

Kitchens, bathrooms, garages, and outdoor areas all require GFCI protection under current code. AFCI breakers are now required on bedroom circuits in most jurisdictions. We test every protected outlet and flag any gaps.

  4. 04

    Grounding, Bonding, and Surge Protection

An ungrounded system puts your appliances, and your family, at risk. We check your grounding conductor, bonding connections, and whether a whole-house surge protector is in place to protect sensitive electronics.

Why It Matters

Signs Your Property Needs an Inspection Now

Some of these are obvious. Some aren't. All of them are worth a phone call.

  1. Breakers That Trip Repeatedly

A breaker that trips isn't just inconvenient. It's a circuit telling you it's overloaded. Resetting it without finding out why is how electrical fires start.

  2. Home Built Before 1980

Forty-plus-year-old wiring was installed to codes that are now two or three generations out of date. That gap matters more than most homeowners realize.

  3. Buying or Selling a Property

A licensed electrical inspection gives buyers confidence and protects sellers from post-closing liability. It's not the same as a general home inspection, a licensed electrician goes deeper.

  4. Insurance Renewal or Claim

Some insurers now require a current electrical inspection to issue or renew coverage on older properties. An inspection report from a licensed contractor satisfies that requirement.

  5. Burning Smell or Flickering Lights

Flickering lights can mean a loose connection. A burning smell means something is already overheating. Neither should wait. Call (720) 951-4619 the same day you notice it.

  6. Recent Renovation or Addition

Any time work is done on a property, it can affect circuits you didn't touch. A post-renovation inspection confirms everything is code-compliant before your permit closes.

Our Process

How an Inspection Appointment Works

  1. Step 1: Schedule Online or Call

Book a time at /book-an-appointment/ or call (720) 951-4619 directly. We'll confirm your appointment window and let you know what to have accessible, mainly your panel and any areas of concern.

  2. Step 2: Licensed Electrician Inspects Top to Bottom

Daniel Vargas or a member of the All Electric team walks your property systematically. Panel, wiring, outlets, grounding, GFCI coverage, visible code compliance, nothing gets skipped. The inspection is documented and explained in plain language, not electrical jargon.

  3. Step 3: Clear Report, Clear Options

You get a straightforward summary of what we found. If repairs are needed, we explain what they are, why they matter, and what the fix looks like. No pressure, no inflated lists. Any code violation work can be scheduled right away if you'd like to move forward.

Quick Facts About Electrical Safety Inspections

Here's what the research actually says, and what it means for your property.

Electrical fires account for roughly 51,000 house fires per year in the U.S. According to the NFPA. The majority involve wiring or equipment that was installed correctly at the time but has since aged past its safe service life, or was never inspected after the fact. A licensed safety inspection is the fastest way to know exactly where your system stands.

Common Questions About Electrical Inspections

Not answered here? Call (720) 951-4619 and ask the electrician.

What does an electrical safety inspection actually check?
A licensed electrical inspection covers your main panel, breaker condition, circuit wiring, outlet grounding, GFCI and AFCI protection, visible junction boxes, and general code compliance. We're looking for anything that doesn't meet current NEC or local code standards, not just obvious hazards, but the smaller issues that compound into bigger problems over time.
How long does a residential electrical inspection take?
Most single-family homes take between one and two hours, depending on size and the age of the wiring. Older properties with original knob-and-tube or aluminum wiring take longer because we document more carefully. Commercial or multi-unit properties are scoped individually. Call (720) 951-4619 for a time estimate based on your specific property.
Is an electrical inspection the same as a home inspection?
No, and the difference matters. A general home inspector looks at hundreds of systems and gives each one limited time. A licensed electrician spends the full appointment on your electrical system only. We can open panels, test individual circuits, and identify code deficiencies that a general inspector would flag only as 'recommend evaluation by electrician.' That's us.
Do I need a permit for an electrical inspection?
The inspection itself doesn't require a permit. However, if we find work that needs to be done, a panel upgrade, new circuits, or code violation corrections. Those repairs typically do require a permit pulled through the local jurisdiction. We handle the permit process as part of any qualifying repair job.
How often should a home's electrical system be inspected?
The general industry guidance is every 10 years for homes under 40 years old, and every 5 years for older properties. That said, any major life event warrants an inspection sooner: buying or selling, completing a renovation, adding a large appliance or EV charger, or experiencing repeated breaker trips or flickering lights. Don't wait for the 10-year clock if something is already telling you to call.
Can you fix problems you find during the inspection?
Yes. That's one of the reasons homeowners choose a licensed electrician over a general inspector for this work. If we find a bad breaker, an ungrounded outlet, missing GFCI protection, or a more involved issue like a panel upgrade need, we can schedule the repair the same day or immediately after, depending on parts and scope. You won't be left holding a report with no path forward.
What's the difference between an AFCI and a GFCI breaker, and does my panel need both?
GFCI breakers protect against ground faults, the kind that cause shock, especially near water. AFCI breakers protect against arc faults, which are the loose or damaged wire connections that cause electrical fires inside walls. Current code requires GFCI in wet areas and AFCI on bedroom circuits in most jurisdictions. Many older panels have neither. An inspection tells you exactly what you have and what's missing.
